Or, how to get just what you want with  “Recent Activity Search”.

Be aware that data coverage is single family homes in the Redding area, and comes from multiple sources. Listings are updated weekly, and come from Trulia.com. Each listing includes a link to more detailed information on Trulia.  Sales are extracted from Zillow.com at least monthly.

Selection criteria (to determine what goes on your map):

1. Select recent sales, recent listings, or both.

2. If you want to limit results to a small area, enter the maximum distance to include, from the location in the next box. Alternatively, you could also select the entire region.

3. If you are interested in results around a specific point (such as your current address, or an address in your desired neighborhood), enter the street and city next.  You can also leave this field blank, and results will be centered on Redding.

4. Choose the timeframe to include next.  Because sales data runs several weeks behind,  an additional month is added  to your request.

5.  You can set a minimum price, or leave the field blank, which is the same as zero.

6. You can set a maximum price, or leave the field blank, which will be unlimited.

7. Select a minimum number of bedrooms, or the exact number of bedrooms - the database should only contain single family residences.

8. Select a minimum size house, in square feet, or leave the field blank to include any size.

Foreclosure listings are included only if they include a complete address. If interested in foreclosures, try Trulia.com or Zillow.com or Realtor.com directly.

Examples:

You are contemplating selling your house, and want to get a sense of the current marketplace, so

you enter both sales and listings, enter your address, pick a low distance for your first try, say 1 mile, include the most recent month, leave minimum and maximum prices blank, enter the number of bedrooms your house has, and perhaps set a size limit somewhat smaller than your house. You should expect to see what has sold, and what’s recently been put on the market that is similar to your house.

If you want to buy a house in a certain neighborhood, so you would select in a similar fashion to the first example, but substitute values that reflect your desired house. You might make the selection criteria a little wider, so see more choices.

If you haven’t settled on a desired location, and only want to see what’s new on the market, choose listings, leave the address blank and distance unlimited, and narrow the results to the price range and size of house you want.
